The principals, recognizing Lake LBJ and HSB as an extraordinary, one-of-a-kind combination, with corresponding investment potential, have over the past 13 years acquired an exceptional selection of 33 full-size, undeveloped HSB lakefront lots on the HSB lakefront, which LBJ Lakefront Inc manages today. We have plans to systematically develop all of them, typically on a speculatively basis. As of August, 2007, our 33 full-size lots amounted to about two-thirds of the remaining undeveloped and potentially available inventory on the HSB Proper and HSB West lakefronts. Our
lots are listed below by subdivisions:
Twenty-seven of our 33 lots are zoned single-family. Twenty-six of the 27 single-family lots are located in the most upscale residential sections of HSB West and 10 of these 26 have the preferred eastern exposure - being 10 of only 12 undeveloped full-sized lakefront lots with eastern exposures remaining in all of HSB. Our seven other single-family lots lots are located near the Resort's main amenities in HSB Proper - six of which are multifamily lots, the only undeveloped multifamily lakefront lots left in HSB. Ten of these 26 HSB West lots are located on Applehead Island, where only four other full-size waterfront lots remain undeveloped and available. Fourteen of the 26 are located on the 110' wide waterway between Matern Island and the Wennmohs Place peninsula. We believe, assuming our development plans hold up, that the northern half of this lengthy waterway, the widest in HSB, will over the next decade become HSB's Riveria. The six multi-family lots in HSB Proper are scheduled for development beginning in 2009 - after Centex completes its project. These lots can be subdivided into at least 20 townhouses/condos sites, 14 on the four adjoining lots at the corner of RR 2147 and HSB North Blvd and six on the two adjoining lots located five lots to the north. All have the shaded afternoon lakefront that eastern exposures provide. Regarding the four lots at the RR 2147 and HSB North Blvd intersection, the two that front on the Ranch Road are actually zoned C-2 and the entire lot located immediately north of these two is approved for whole-lot parking, affording the best of possible options for future development. In summary, our 33 lots represent at least 47 residential sites - namely 27 free-standing single-family sites and at least 20 townhouse sites. Thirty of these 47 sites have the eastern exposure. Excluding "The Waters," Centex's huge current undertaking involving 340 lakeside condominiums, the 30 east-facing sites represent 94% of the undeveloped townhouse/condo and full-size single-family sites available with eastern exposures on HSB's lakefront. On another point of increasing importance, none of our lots front on the Colorado River's channel, which may become a huge plus in the near future. Ever-more powerful boats, such as the noisy Cigarette variety that throw huge wakes, began appearing on Lake LBJ a couple of years ago. Whereas waterfront homes located on the river's channel at Lake Travis are not all that vulnerable because they typically set 80+ feet above the lake, river channel homes and related boating facilities on Lake LBJ are highly vulnerable and are becoming increasingly subject to their damaging wave action. All of these favorable facts testify to the

Regarding Matern Island and its lovely Boulevard, which traverses the length of the Island, we believe our private Island will be quickly recognized as HSB's finest, most beautiful and most desirable address, for the following reasons: 1) the street and its adjacent common areas (the Boulevard) is HSB's broadest and most handsomely landscaped Boulevard - being up to 80-feet wide, almost twice the width of any other non-thoroughfare in all of HSB; 2) it is HSB's only Live Oak-lined street; 3) ninety large Live Oaks, all of similar size and all spaced 30' apart, traverse the Boulevard's entire length. They will soon provide a wonderful shaded canopy for the entire Boulevard; 4) the Boulevard has a Gated Entrance, one of the few in HSB; 5) the Boulevard also differs from all other streets in HSB: a) by having its own private Lighthouse; b) by incorporating three beautifully landscaped, park-like "islands" with conversation benches within the Boulevard's perimeter; c) by being HSB's only residential street with night lighting; d) by being the only one with no through traffic and no intersections, making it unusually safe for leisurely and pleasurable strolls, walking the dogs, street-side chats and the like - especially for young children/grandchildren; e) by being HSB's only completely lake-bound subdivision, with all lots located on the lakefront; and f) by being HSB's most secure address, considering its minimal exposure to potential theft or other problems from transients with ill-motives who gain admittance into gated subdivisions through affiliations with construction crews. In the much larger gated subdivision, where dozens of crews are active year around, a far greater likelihood of problems exists considering that once crews are inside the gate, they are more or less free to move around throughout the subdivision.
